Stay in our charismatic Georgian manor house – Ballywilliam House – in a private waterside setting on the Wild Atlantic Way. This is a rare opportunity to stay in a historic mansion on the banks of the River Bandon in Kinsale.
The former holiday home of Tori Amos, in which she wrote many of her bestselling albums. Ballywilliam House was built in 1816 and combines old-school elegance with modern, luxurious comforts.
Lovingly restored, decorated and refurbished to the highest standard to retain the glory of its Georgian heritage. The eight-bedroom home is ideal for multi-generational family and friend reunions, and creative or wellbeing retreats.

Living & Entertaining
As you step into Ballywilliam’s hallway, you immediately get a sense of the history and energy of the home. The glorious accommodation is awash with natural light with high ceilings and wonderful 12 over 12 Georgian windows.
The elegant sitting room is furnished with four sofas and two armchairs, a large wall-mounted smart TV sits above the period fireplace. The plush carpet is divine underfoot and creates a cosy atmosphere for autumn-winter and Christmas stays.
The formal dining room has a table fit for a royal banquet with seating for 24 guests. A period fireplace and piano complete the scene.
The large kitchen is fully equipped and features a central island with seating for 8-10 guests. There is a lovely window seat where you can curl up with a cup of morning coffee and enjoy the idyllic view.
A curved cantilever staircase with a spectacular oriel window leads to the upstairs bedrooms.
Sleeping Arrangements
Ballywilliam House has eight sumptuous bedrooms and six bathrooms. Beautifully furnished and decorated with original features, you’ll feel as if you are staying on set at Downtown Abbey!
There are four bedrooms on the ground floor and four bedrooms on the top floor. The entrance is situated on the middle floor to stairs are required to reach all bedrooms in the accommodation.

The family bathroom on the top floor features a free-standing roll-top bath, a walk-in shower, washbasin and toilet.

Bedroom Six: Two King-size beds and en suite bathroom with walk-in shower, washbasin and toilet.
Bedroom Seven: One King-size bed, one bunk bed and en suite bathroom with walk-in shower, washbasin and toilet.
Bedroom Eight: One double bed, one bunk bed and en suite with walk-in shower, washbasin and toilet
Extra beds can be added based on the number of guests in your party (up to 34 guests). Please confirm at the time of booking.
Cots and high chairs are available for our little guests.
Ballywilliam Estate & Grounds
Nestled within a beautiful two-acre estate, Ballywilliam House is found at the end of a two-kilometre cul-de-sac and offers the utmost privacy.
Once inside the gates, you enter a majestic haven that offers peace and tranquillity away from today’s bustling world.
To the rear of the house is a courtyard with original cut stone walls containing a large luxury thatched heated gazebo, with a dining table and relaxed seating area. For your comfort against the elements, it is enclosed with heating.
A path leads through the woodland to the magical waterfront and a drystone seated theatre and fire pit, with a pathway leading to a further large luxury thatched heated gazebo with the most amazing river views.
Seventh heaven for kids!
Your kids will be in seventh heaven with plenty of outdoor space to run around, play hide and seek, and of course the play area with a fifty-foot climbing frame, a football pitch, trampoline and an outer building containing table tennis and football table.
